Finding It Without Opening the Floor

Locating the leak and repairing it are two separate jobs, and the first should be finished before the second starts.

In one paragraph

Acoustic listening, tracer gas, thermal imaging and pressure isolation each settle something different. Listening locates a pressurized leak; tracer gas finds one too quiet to hear; thermal imaging follows a hot line; isolation establishes which side of the system is losing water.

UnderSlab is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands, and work that opens a structural slab is normally permitted — ask to see the permit. We carry out no work and no leak detection, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

The methods

MethodWhat it doesWhere it struggles
Pressure isolationProves which line is losing — hot, cold, or neitherSays nothing about where along it
Acoustic listeningHears escaping water through the slabNoisy houses, thick slabs, very small leaks
Tracer gasIntroduces a gas that rises through concrete where the pipe is openNeeds the system drained; slower
Thermal imagingShows a hot-side leak as a warm plumeCold-side leaks; heated floors

Most locations use two of these together, because each answers a different question and one alone leaves a guess in the middle.

The question worth asking

How confident are you in the location, and what happens if it is wrong?

That is not a hostile question. Opening a slab in the wrong place costs somebody, and whether it costs you should be settled out loud before the first cut rather than afterwards.

Ask also for the isolation result — hot or cold — because it is the simplest step in the whole diagnosis and it constrains everything that follows.

Before anyone cuts

Establish what kind of slab you have. That is a question for the builder, the original plans, a structural engineer, or your local building department, and it belongs before the repair method is chosen rather than after.

Why, and who to ask.

If the meter moved with everything off, you have a leak. That is the finding worth leading with, because it saves an hour of diagnosis. We connect you with a contractor who covers your area, and your ZIP code is what decides who that is. You are never charged. It does not have to be a slab leak either — every kind of plumbing request is routed.
